For custom home builders & developers

You don't lose projects to better builders.
You lose them to better follow up.

A custom home is a 24 month decision. Most builders capture an inquiry, reply once, and go quiet, then wonder who got the job. We install the system that stays in the conversation until they're ready to sign.

Every lead captured. Nothing falls through.
The quiet leak

Your marketing isn't broken.
Your follow up is missing.

Builders spend real money getting found. Almost none of it is spent on what happens in the 700 days between "I'm just starting to look" and "here's the deposit."

The inquiry disappears

A form fires an email to one inbox. Someone's on a job site. It gets buried under supplier invoices. Nobody ever knows a $2M lead came in.

One reply, then silence

Your team answers once. The prospect isn't ready, they're 18 months out. There's no second, fifth, or twentieth touch. So the builder who does follow up gets the project.

No memory, no list

No CRM means no record of who asked about what. No list means when you finally have something to say, there's nobody to say it to.

"They didn't pick another builder because he was better. They picked him because he was still there when they were finally ready."

Why we built this
What we install

Eight parts. One pipeline.
Built for builders, not adapted from retail.

This isn't a retainer for "some marketing." It's a specific, finite system with a specific job: catch every inquiry, and stay useful to it until the day they're ready to build.

PART 01

The Funnel

A landing page built to convert builder inquiries, plus a real lead magnet worth trading an email for. Email only opt in, because every extra field costs you leads.

Week 2
PART 02

The Capture Layer

The visitors who don't fill out the form are the majority. We catch them:

  • Exit intent popup as they leave
  • Sticky call to action that follows the scroll
  • Inline offers inside the content
  • Meta Pixel + LinkedIn Insight Tag installed now, so you're banking a retargeting audience from day one, whether or not you ever run ads
Week 2
PART 03

Comment to DM Social Play

Post a project. Someone comments "BUILD". They're sent the lead magnet by DM, and their email lands in your pipeline. Social attention converted into an owned asset instead of a like.

Week 2
PART 04

Zauber CRM

Every lead captured, tagged automatically by project type, and worked through an actual pipeline, with progress reports so you can see it moving.

  • Your team still gets each inquiry by email instantly, nothing changes about how fast you can respond
  • Nothing lives in one person's inbox anymore
Week 1
PART 05

Nurture Sequence

Six genuinely useful emails across their first 30 days. Not "just checking in", the questions a first time custom home client doesn't know to ask yet. You become the expert before you're ever the vendor.

Week 2
PART 06

Response Template Library

Five starter replies your team can send in seconds, written for the projects you actually get:

  • Family compound
  • Historic renovation
  • Hospitality
  • Medical / dental buildout
  • General inquiry
Week 3
PART 07

Monthly Newsletter

The piece almost nobody does, and the reason this works. One email a month keeps your name in front of a list that takes two years to mature. By the time they're ready, you're the only builder they've heard from all year.

First send: day 30
PART 08

AI Authority Monitor

Buyers now ask ChatGPT, Perplexity, and Google's AI "who's the best builder in my area?" Every month we report where you show up, where your competitors show up instead, and what's moving.

Monthly report
Show, don't tell

You're standing inside Part 1 and Part 2 right now.

This page isn't a brochure for the system. It is the system, pointed at you. Everything you've experienced in the last ninety seconds is what gets installed on your site.

Plain terms

Exactly what you get, and what you don't.

Vague retainers are how agencies protect themselves. Here's the whole scope, both sides of it.

The math, honestly

System cost, one full year$23,964
A single midsize custom project~$500,000
Two projects it helps you keep~$1,000,000
If this system saves you two projects a year, it returns roughly 40× what it costs.

Illustrative math using a $500K average project, not a forecast or a guarantee. Your average project value, close rate, and market determine your actual return. We don't promise a number of projects, see "what's not included" above.

The Builder's Lead Leak Checklist

Twelve specific places custom home inquiries quietly disappear between "contact us" and "contract signed", and the one line fix for each. Most builders find three or four they're losing right now.

Read it in ten minutes. Fix half of it yourself. Not ready to talk? Take this instead.

Before you ask

The honest answers

We already have a website and someone doing social.

Good, keep them. This isn't a website or a social package. It's the layer underneath both: what happens to a lead after they raise their hand. Most builders have decent visibility and no follow up at all, which is why the marketing feels like it isn't working.

Our leads come from referrals and past clients.

Most good builders' do. That's exactly the list this protects. A referral who isn't ready for eighteen months is the single easiest project to lose, because nobody's talking to them. The newsletter alone is often the highest return part of the system for a referral driven builder.

Is this a contract? Can we stop?

Month to month, no contract, cancel any time. The setup fee is waived, so there's nothing you're paying off. If it isn't earning its keep, you stop.

Who actually writes the emails and the newsletter?

We do, written for builders, then sent to you before anything goes out. You'll approve the voice early on. Once it's dialed in, most clients stop reviewing and just read the monthly report.

How much of our time does this take?

Roughly two hours in week one to point us at your project types, past inquiries, and voice. After that, about fifteen minutes a month reviewing the newsletter and the pipeline report. Your team's only new habit is using the response templates.

Why install the Meta Pixel and LinkedIn tag if we're not running ads?

Because a retargeting audience takes months to build and costs nothing to start. Install it today and in six months you have thousands of people who visited your site sitting there, ready, if you ever decide to run ads. Skip it today and in six months you start from zero. It's the cheapest thing on the list and the one builders regret not doing sooner.

What's the AI authority report actually for?

A growing share of buyers now open ChatGPT or Perplexity and ask who the best builder in their area is. Those answers are being formed right now, and most builders have no idea whether they appear in them. The monthly report tells you where you stand against your competitors so it isn't a blind spot.

What if we're not a fit?

We'll say so on the call. This works for builders with real project flow and no follow up system. If you're just starting out, or you need leads generated from scratch rather than captured and worked, this isn't the right first move and we'll tell you what is.

Get started

Let's see if your pipeline is leaking.

A 20-minute call. We'll look at what happens to an inquiry on your site today, and you'll get a straight answer about whether this is worth doing.

  • We walk your current inquiry path, live, on the call
  • You'll see exactly where leads are going quiet
  • If it's not a fit, we say so, no follow up sequence, ironically
